Shaping the Vision: Bringing Hali to Dromana

Every great project begins with vision. For Samuel Property, the site at 111 Point Nepean Road, Dromana represented something truly rare — a once-in-a-lifetime opportunity to create a coastal community that would honour the past while setting a new benchmark for the future.

Perfectly positioned directly opposite the Dromana foreshore, the site demanded more than just another residential project. It called for a development that could capture the nostalgia of summers past while delivering homes that would stand the test of time. Samuel Property partnered with award-winning architects Cera Stribley to reimagine the iconic 1960s holiday home for a new era.

“Our goal was to pay homage to the iconic mid-60s design aesthetic of the Mornington Peninsula. We’ve reimagined post-modern architecture, creating a timeless, contemporary living experience,” explains Dom Cerantonio, Managing Principal of Cera Stribley.

The result is Hali — a collection of 2, 3 and 4-bedroom townhouses that balance private retreats with community connection. The masterplan includes the Seaside Commons, landscaped pocket parks, and a dedicated community garden, all designed by leading landscape architects Tract to reflect the coastal environment. Together, these spaces create more than just homes — they foster a neighbourhood where residents can connect, relax, and thrive.

Sustainability was also a driving force behind the vision. Every townhouse is all-electric and gas-free, designed to a 7-star energy rating with features such as rainwater harvesting, EV charging provisions, and natural cross-ventilation. For Samuel Property, it was vital that Hali not only celebrate the Peninsula’s natural beauty, but also help preserve it for generations to come.
