The Truth About Hali: Cutting Through the Noise
August 7, 2025
No great project arrives without a few loud critics. When plans for Hali in Dromana were first unveiled, some locals were quick to raise the flag of concern. They said it would bring traffic. They said it would be another cluster of “holiday homes” left dark for most of the year. They even said Dromana’s character might be lost.
But the facts tell a very different story.
So far, every buyer at Hali has been an owner-occupier. These are people putting down roots — downsizers, and families who want to live here. They’re not speculators or short-term investors. They’re future neighbours.
“From day one, our vision has been to respect what makes Dromana unique. This project isn’t about squeezing in investment stock. It’s about creating homes that add to the community, not take away from it,” says Illan Samuel, Managing Director of Samuel Property.
That vision began with the site itself — a rare parcel of land directly opposite the foreshore. For Samuel Property, this wasn’t just another development site; it was a chance to do something that would define Dromana’s future.
“Opportunities like this don’t come around often. We knew we had to deliver something timeless — something that feels like it’s always belonged here, while still lifting the standard of design in the area,” Samuel explains.
The result is Hali’s townhouses: architecturally considered, inspired by Dromana’s classic coastal aesthetic, but built for modern life. Instead of being about more cars and more congestion, Hali is about more people walking across the road to the beach, more locals supporting cafés and shops, and more year-round vibrancy for the town.
And that’s the part the critics didn’t see coming.
Hali isn’t changing Dromana. It’s strengthening it — by attracting people who want to live, belong, and build their future here.
